This area was hit by the recent hurricanes. It is in the process of undergoing a huge value boost with all the rehab and soon-to-be new construction in the area. The newer construction homes on the water are ranging from $2.75M – $5M. We've remained on the conservative side with a $2.75M ARV. But that can easily, and should probably be, pushed. New construction and most of the new rehabs will have to conform to recently updated hurricane resistance standards, including impact standards and elevation requirements. This makes it unlikely that prices will ever be this affordable again.
