Our buyer for this property fell through the day of closing so we decided to rehab it ourselves.  The condo was in need of some cosmetic updates and a thorough cleaning.  We freshened up the unit with modern paint colors, installed wood looking vinyl plank flooring, painted the cabinets and even used a special faux-granite countertop coating.  After re-glazing the bath tub and wall tile in both bathrooms, updating the lighting fixtures, and having some minor AC work done, our grand total rehab cost was $9,500.  Other expenses were $11,827 which included utilities, closing costs, and team member compensation.  This rehab was completed in 3 weeks and would have been done sooner had it not been for the back-ordered countertop epoxy.  EquityPro's estimated ARV was $85,000 and after being on the market for only 4 days, this property went pending at $90,000, making it the highest selling condo unit in this complex.
